A seaside property in Burgas is a dream for many — but it depends on what you’re looking for: a peaceful home with sea air, or an investment that generates income. Here’s an honest look at both.
For living
The seaside neighbourhoods — Lazur, Sarafovo and the areas around the Sea Garden — offer a unique way of life: the beach is just minutes away, the air is cleaner, and the area is peaceful in the off-season. The trade-off is a higher price per square metre and a busier summer.
For a buy-to-let investment
The proximity to the sea sustains strong demand for rentals, particularly during the summer season. Short-term lettings can generate a good return during the warmer months, but they are seasonal and require management. Year-round letting is more predictable, albeit with a more modest monthly income.
What to look out for
Check the property and the relevant documents (Certificate 16), maintenance costs and service charges, as well as the actual seasonal nature of the area. A property that looks wonderful in July may be quite different in January — and vice versa. Real photos and an honest description will save you from disappointment.
Seasonality works both ways
If you’re buying to live in, take a look at the property outside the peak season too. If you’re buying for rental income, consider whether you want a busy summer rental or a quiet year-round tenant. Both models work — the important thing is to make a conscious choice.
